Direct capital, not a broker.
We lend our own money. That means the terms you're quoted are the terms — nobody's marking them up on the way through. It also means our answer comes back in hours, not after a file changes hands three times.
Direct Hard Money · Central Texas
Fayette Funding is a Central Texas hard money lender based in Fayette County. We lend our own capital to real estate investors, builders, and property owners across Austin, San Antonio, Houston, and the small towns in between. When you send us a deal, the person reading it is the person deciding on it — no broker layers, no out-of-state committee, no delay while somebody's boss reviews it.
Who We Fund
Fix and flip investors moving quickly on a property. Landlords buying with a DSCR loan on the rental itself, not their W-2.
Builders funding a ground-up. Owners bridging between a sale and a purchase. Families sorting out an inherited property or a divorce. Central Texas real estate touches all of it, and it doesn't wait on a bank's timeline.
Why Fayette Funding
Same market, different operator. Here's what actually changes for you.
We lend our own money. That means the terms you're quoted are the terms — nobody's marking them up on the way through. It also means our answer comes back in hours, not after a file changes hands three times.
The person underwriting your loan spent his career in the construction trade. When you say the roof's shot or the rehab is $65k for a full kitchen and two baths, we know whether the number's real. That's the difference between a lender who trusts your scope and one who second-guesses every line because they've never held a tape measure.
Fayette County is home. Schulenburg, Flatonia, La Grange, Bastrop, Giddings — these aren't dots on a coverage map we bought a keyword list for. We work these towns, and we know the property character in the metros we lend into. That matters when the deal has anything unusual about it, which is most deals.
Nothing gets approved by a form. You'll talk to us. We'll ask about the property and the exit. If it works, it works fast. If it doesn't, we'll tell you why in plain terms so you don't waste a week finding out somewhere else.

How the Process Works
Draws happen when work is done, not when a checklist says so. If something on your side goes sideways, call us — we'd rather work with you than watch a good deal collapse over a fixable problem.
Property address, price or value, rough plan and timeline. That's enough to get a real answer.
Usually a short call. We ask what we need to underwrite it — a walk, a scope, a valuation.
Real terms on the real deal, in writing. Not a rate range.
On a clean file, 7 to 14 days is the normal window. Some go faster.

The Person Reading Your Deal
The person underwriting your loan spent his career in the construction trade — reading scopes, catching bad numbers, and knowing the difference between a $65k rehab and a $130k one. That's the credibility layer behind Fayette Funding, and it's why the answer you get is going to sound like it came from someone who's actually walked the property.
